TLC Engineering for Architecture’s new Jacksonville office is the first project in the state of Florida to achieve U.S. Green Building Council LEED® for Commercial Interiors. The renovated 13,000 sf of leased office space achieved Silver certification, an achievement even more meaningful because TLC’s own staff provided the engineering design services. They also provided commissioning services to ensure the equipment and systems work as designed, and acted as LEED administrator, ushering the project through the certification process. The project included demolishing all of the existing interior partitions and flooring, although the existing ceilings remained in the majority of the space. HVAC, refrigeration, electrical, and plumbing systems were upgraded but existing equipment was reused when possible. Sustainable features include lots of natural lighting, high efficiency lighting and low-mercury lamps, energy-efficient appliances, carpet and furnishings that are low in chemical-emitting compounds, and a focus on indoor air quality. Eleven percent of materials used in the project were recycled materials and a full 57% were obtained regionally, thus reducing transportation costs. Thirty-nine percent of construction and demolition waste, an estimated 54 tons, was diverted from the landfill. The doors and the ceilings were reused. There’s also bicycle storage, a shower and changing room for employees who want to bike to work. The LEED costs were approximately $26,000 and were recouped in less than four months.
