Since engineering the first LEED-Certified project in Florida in 2003, TLC has provided sustainable design services for more than 300 projects in 14 states, plus Italy and the United Arab Emerites. Our 65 LEED-Certified projects total more than 7.7 million sf of sustainable space. In addition, we are committed to the 2030 Challenge and have current experience in reaching net zero design solutions with a focus on Integrated Project Delivery.
 
LEED-certified projects

Darden Restaurant Support Center -- LEED NC 2.2 Gold
Orlando, Florida

The Darden Restaurant Support Center in Orlando has achieved USGBC LEED Gold certification, making it TLC's 59th LEED-Certified building. The project was awarded 41 out of 42 points attempted. TLC's Orlando and C&T divisions teamed with Perkins+Will of Atlanta and provided mechanical, electrical, voice-video-data systems, audio-visual presentation systems and energy modeling services for the project, which is designed to achieve LEED Gold certification. Hardin Construction Co. was the constructor and Trammel Crow was the developer. The low-rise corporate headquarters features a broadcast area, testing and demonstration kitchens,a fitness center,a clinic, a cafeteria/dining/kitchen, a conference center and a three-story, 800-car open air parking deck. The project has already won the AIA Orlando Chapter Award of Excellence and the NAIOP Central Florida Chapter Green Building of the Year.


701 Brickell – LEED-EB O&M
Miramar, Florida

TLC provided energy modeling services, served as LEED EB consultant and provided LEED EB documentation for EA 2.1, 2.1 and 2.3 for the Miami high-rise, which achieved LEED for Existing Buildings Operation & Management (LEED EB O & M) certification.

Liberty at Monarch Lakes – LEED-CS Gold
Miramar, Florida

TLC teamed with RLC Architects and provided mechanical, electrical, plumbing, fire protection and LEED design services for the four-story, 110,000-sf Liberty Center. Construction was completed in 2007 at a cost of $8 million. The project achieved 35 points, earning it a LEED Core and Shell Gold.

Promenade at Coconut Creek – LEED-CS Silver
Coconut Creek , Florida

We provided fundamental and enhanced commissioning services for HVAC, lighting and domestic water systems for the Promenade, a 300,000-sf retail/office building in Coconut Creek's Mainstreet District. RS&H was the architect and Stanberry Development was our teaming partner for Promenade, which achieved 29 LEED points, enough for LEED Core and Shell Silver. The Mainstreet District, formerly a tomato field in a large undeveloped parcel in Broward County, is being transformed into an urban village with approximately 250,000 sf of retail, 50,000 sf of office space and as many of 450 residential units.

Perkins + Will Coral Gables Headquarters – LEED-CI Gold
Coral Gables , Florida

TLC provided fundamental and enhanced commissioning services for the 8,000-sf renovated office space, which achieved LEED for Commercial Interiors Gold.

Tennessee Executive Mansion Renovation– LEED-CI Certified
Nashville, Tennessee

The Tennessee Governor’s Mansion has achieved LEED for Commercial Interiors certification, giving TLC its 54th LEED Certified Project! Kim Shinn served as LEED consultant for the 8,000-sf renovation of the Executive Mansion. When it appeared the project was about to be denied certification after the final construction review, he was brought back in to the project to help the team appeal and add a couple of credits to get them over the threshold.

Jake M. Godbold City Hall Annex– LEED-NC Gold
Jacksonville, Florida

TLC provided LEED consulting, LEED administration and enhanced commissioning services for the renovation of six-story retail building to house City of Jacksonville offices. The 60,000-sf building was constructed in 2009 at a cost of $10 million. KBJ was the architect and Danis was the contractor.

SSA/ODAR Office Building – LEED-NC Silver
Montgomery, Alabama

As LEED project administrator, TLC's role included filing an appeal to win the Minimum Energy Performance prerequisite and Optimize Energy Performance points, which got the project to 34 points. The 49,300-sf, two-story office building is owned by a developer who did it as a build-to-suit for the General Services Administration. The building houses the district Social Security offices, including the regional Office of Disability Adjudication and Review (ODAR) hearing offices. Project construction cost was slightly more than $7 million. The contractor was Brasfield & Gorrie and the architect was IPG.

DoubleTree Hotel Executive Meeting Center – LEED-NC Silver
Palm Beach Gardens, Florida

TLC provided sustainable design consulting, energy modeling, fundamental and enhanced commissioning services for new executive meeting center, which is adjacent to the hotel. The center, constructed at a cost of $5.25 million, provides more than 15,000 sf of flexible meeting space including eight meeting rooms, teleconference rooms, pre-function areas and an outdoor plaza. Gobbell Hays Partners was the architect.

University of North Florida Education Building – LEED-NC Gold
Jacksonville, Florida

This is the first LEED Gold building on UNF’s campus and TLC's 50th LEED-certified building. The new three-story, 110,000-sf building has classrooms, "smart classrooms," conference rooms, study areas, and offices. Teamed with Baker Barrios architects, TLC provided structural, mechanical, electrical, plumbing, fire protection, communications and technology design services and energy modeling. The project initially received 37 LEED points but the team re-submitted the LEED construction credits with two additional points (Green Power and Exemplary Performance on Recycled Content) to reach for the Gold.

Lynn Financial Center – LEED-CS 2.0 Gold
Boca Raton, Florida


Building A

TLC teamed with Retzsch Lanao Caycedo (RLC) Architects and provided MEP/FP and energy modeling services for the two new four-story core-and-shell office buildings.The buildings feature an underground reservoir to store rain water for irrigation, energy-efficient air conditioning and recycled building materials. Constructed in 2009 at a cost of $10.3 million, the twin buildings offer 128,000 sf of Class A office space. The project was awarded all 35 points that were submitted.

Riverbend Office Building – LEED-NC 2.2 Gold
Tampa, Florida

Teamed with Knovations LLC of Tampa, TLC provided LEED consulting, energy modeling and commissioning for this new 2-story, 24,000-sf office building.

University of Florida Pediatric Clinic – LEED-NC 2.2 Gold
Naples, Florida

The Ft. Myers office teamed with Schenkel Shultz Architecture for the Pediatric Dental Clinic and WG Mills was the construction manager. Our services included MEP, fire protection and structural design along with support for LEED mechanical and electrical templates including energy modeling. The building is located on the Edison State College Collier County Campus right next to the Early Childhood Development Building, another TLC LEED Gold project. The project received 42 LEED points.

Salvatore M. Zeitlin Animal Hospital – LEED-NC 2.2 Gold
West Palm Beach, Florida

The Jacksonville office teamed with Stuebben Architecture for the Salvatore M. Zeitlin Animal Hospital in West Palm Beach, which was formerly known as Palm Beach Zoo Veterinary Hospital. Constructed at a cost of $2.5 million, the 10,000-sf building has exam rooms, treatment rooms, laboratories and offices and features a photovoltaic system on the roof. Our services included MEP, fire protection, C&T, LEED design and energy modeling. The project received 42 LEED points.

TLC Dallas Fitzhugh Central – LEED-CI Gold
Dallas, Texas

TLC Dallas's new office space on the second floor of the Fitzhugh Central Building has achieved LEED for Commercial Interiors Gold certification. The 8,100-sf interior renovation and tenant build-out was awarded 32 of 57 points, 20 in the design phase and 12 in the final construction phase review. TLC engineers provided mechanical, electrical, plumbing, fire protection, communications and technology design, LEED administration and commissioning services.

University of Florida Baseball Locker Room and Lemerand Athletics Center Renovations – LEED-NC 2.1 Certified
Gainesville, Florida

The Lemerand Athletics Center originally housed locker room spaces for soccer, baseball, softball, men's track, women's track and volleyball. In 2001, the softball locker room was moved to a new facility adjacent to softball field in order to provide better access to the softball team and to open space for the volleyball locker room to expand. Since space for the remaining teams was still at a premium, the University decided to move the baseball team from Lemerand to a new facility, thus opening up space for the remaining teams. In addition to locker rooms, the new facility includes improved audio-visual rooms, showers, restrooms, and storage space for the baseball program. Renovations were made to the Lemerand Center entrance and the northeast entrance of the baseball field entrance. Teamed with RDG Sports, TLC provided structural, mechanical, electrical, plumbing, fire protection, communications and technology services for UF's new 5,500-sf facility. This $9 million renovation project was completed in 2006.

University of Miami Clinical Research Building – LEED-NC 2.2 Certified
Miami, Florida

Integrating education, patient care and research is the goal of the new Clinical Research Building at the University of Miami's Jackson Memorial Hospital Campus. The 15-story building houses innovative programs for clinical research; early intervention for high-risk infants; perinatal addiction; treatment and prevention of adolescent drug abuse, and age-related diseases. There's also a Wellness Center for physicians, staff and students. Some of the sustainable features include: low-flow plumbing features; insulated glass to reduce heat; natural lighting for 75% of the interiors; chemical pollutant control; carbon dioxide monitoring; low-emitting materials for better air quality; recycled and locally manufactured materials for interior finishes and construction; and reflective Energy Star® roofing.Convenience was a factor in the engineering design; for instance, under-floor air distribution allows for easy access to the HVAC, electrical, electronic and plumbing utility systems. The under-floor air ventilation also helps reduce fan energy.

U.S. Army Reserve Center – LEED-NC 2.2 Silver
Gainesville, Florida

This two-story, 24,000-sf building was approved for 36 of the 37 credits submitted, plus all seven prerequisites, earning it a LEED for NC 2.2 Silver certification. The design-build renovation included energy modeling, life-cycle analysis of HVAC equipment, sustainable design, commissioning and construction administration reviews. Services were provided for the U.S. Army Corps of Engineers (USACE), Southeastern Region, Jacksonville District. The building was completed in 2008 at a cost of $4.5 million.

City of Jacksonville Animal Care and Protective Services – LEED-NC 2.2 Gold
Jacksonville, Florida

TLC's role on this design-build project included mechanical design oversight, LEED prerequisite commissioning services and energy modeling for documenting the prerequisite minimum and EA CR1 points. The 30,000-sf building achieved LEED NC 2.2 Gold.

New Heights Elementary School – LEED-NC 2.2 Gold
St. Petersburg , Florida

New Heights Elementary School is the first LEED certified elementary school for the Pinellas County School Board. With its courtyards, butterfly gardens and outdoor teaching classrooms, the LEED Gold-certified school is a living teaching tool that is open to the students and the community at large. TLC provided commissioning services for the HVAC, domestic hot water and lighting control system for the new 115,000-sf facility.

Boca Village Corporate Center South Tower – LEED-CS Silver
Boca Raton, Florida

Boca Village Corporate Center South Tower in Boca Raton has achieved LEED Core and Shell 2.0 Silver certification. We provided commissioning and energy modeling services for the seven-story core-and shell commercial office building, which was constructed at a cost of $17. 5 million.

TLC Engineering for Architecture – Certified LEED-CI

The TLC Nashville team provided MEP, C&T, LEED consulting, energy modeling and commissioning for the 15,000-sf interior renovation and tenant build-out, which was completed in 2007.


Dallas South Central Police Station – LEED v2.2 Gold

The Dallas South Central Police Station has achieved LEED® Gold certification. TLC, in joint venture with Meza Engineering of Dallas, teamed with Perkins+Will Architects of Dallas for the project. The 38,000-sf building, which opened in 2007, is the first new Dallas Police Department building to serve the south side since 1991. Designed to hold a capacity of 400, the station houses the department’s Seventh Patrol Division and serves a growing area about 15 miles south of downtown.The station was built with the goal of reconnecting and revitalizing the department’s relationship with the surrounding community. To achieve this, the building was designed with an open and welcoming feel, with lots of glass and natural materials. Other sustainable features include: use of geothermal system for heating and cooling that reduces energy costs up to 58%; low-flow fixtures that reduce water consumption up to 30%; low-emitting adhesives and sealants; collection of rain water from rooftops for irrigation; permeable paving for overflow public parking; and an Energy Star roofing system. Native plants are used throughout the site including buffalo grass, native grasses and a variety of decorative gravels. The irrigation system consists primarily of drip irrigation to reduce wasteful overspray and the overall use of water on the site.


Valencia Community College West Campus Allied Health and Sciences Building – LEED v2.2 Gold

The Allied Health and Sciences Building at Valencia Community College West Campus has become the college's first USGBC LEED certified building. The new 84,500-sf building achieved LEED NC 2.2 Gold. TLC teamed with Baker Barrios and provided MEP/FP, structural, audio/visual, voice/data, LEED consulting and energy modeling services. The HVAC system was designed to achieve more than 20% in annual energy cost savings. This, coupled with energy-efficient lights, windows and insulation, makes the building 28% more efficient than a conventional building and saves the college about $41,000 in annual energy costs. This is TLC’s 33rd LEED certified building and 8th LEED Gold!


Florida Atlantic University Christine E. Lynn College of Nursing – LEED v2.1 Gold

This new 3-story building with 300-seat lecture hall, historical museum,  clinic, classrooms, faculty offices, and private meditation garden was awarded LEED Gold certification. TLC teamed with SchenkelShultz Architecture on the new three-story, 75,000 sf building. Sustainable features include building-wide controls that shut off the lights when a room is empty; floors made with bamboo, a fast-growing plant source; and paint, furniture and carpet that are low on chemicals that emit harmful fumes and high on recycled content. The energy-efficient heating, ventilation and air-condition systems are equipped with CO2 sensors to help maintain indoor air quality. The building's reflective roof and glazed windows, which let in light but not heat, reduce air-conditioning needs. Even the outdoor lamps are aimed to minimize light pollution. TLC provided mechanical and electrical design services for this 75,000-SF building, which was constructed at a cost of $13 million. The design achieved a 30% reduction in optimum energy performance compared with the baseline performance rating.

TLC Engineering for Architecture – LEED-CI 2.0 Silver

TLC's new Jacksonville office is the first building in the state to be certified under LEED for Commercial Interiors and the first building in Jacksonville to achieve Silver certification. TLC provided mechanical, electrical, plumbing, fire protection, voice/data, audio/visual, security, LEED administration and commissioning services for this 13,000-sf interior renovation and tenant build-out. The project is located on the second floor of the DuPont Center, Building 1 – a building with a total area of approximately 80,000 sf and sits on approximately 10 acres of land on the south bank of the St John’s river, in a densely populated area. The project included demolishing all of the existing interior partitions and flooring, but existing ceilings remained in the majority of the space. HVAC, electrical, and plumbing systems were upgraded, but existing equipment was reused wherever possible. The building envelope, including windows, remained intact.

Dunedin Community Center – LEED-NC Silver

Dunedin’s new Community Center is the largest building the city has ever constructed. It’s also the greenest, having been designed to USGBC LEED Silver specifications. Located in Highlander Park and overlooking the lake, the center houses indoor and outdoor theater stages, a banquet hall that can seat 300 people, a mirrored dance studio, a fully-equipped fitness center, a branch library, and a recording studio There are also classrooms, offices, and administrative spaces. Flexibility and sustainability were two of the project team’s key design goals. Before and during design, the building systems were evaluated and the construction materials were carefully chosen to make the center as environmentally friendly as possible. High-efficiency lighting, the use of variable fan drives on air-handling units and pumps, and high-efficiency chillers. The heating, ventilation, air-conditioning and refrigeration systems are both energy efficient and low in toxicity. The building is also equipped with a monitoring system to detect dangerously high levels of carbon dioxide. The design achieved a 17.5% reduction in optimum energy performance compared with the baseline performance rating.


Stetson University's Lynn Business Center – LEED v2.0 Certified

TLC designed the mechanical, electrical, communications & technology systems for Lynn Business Center, the first LEED-certified building in Florida. The project included extensive renovation of the existing six-level building and construction of two adjacent administrative office buildings and an adjacent high-tech auditorium. Energy-efficient features include high-efficiency natural gas boilers, temperature and humidity monitoring, HCFC-free, halon-free HVAC and refrigeration equipment, and CO2 monitoring. Over the life of the building, the energy savings is projected to be $15,000 -$20,000 per year, which equates to 1.2 million pounds of CO2 per year. Approximately 1.2% of Lynn Business Center's $9 million construction cost is attributed to LEED  design components, with a payback of 5-8 years. The design achieved a 30% reduction in optimum energy performance compared with the baseline performance rating.


University of Florida's Mary Ann Harn-Cofrin Pavilion – LEED v2.1 Certified

TLC provided mechanical, electrical, plumbing and fire protection design services and commissioning for this 19,240-sf addition to the university's Harn Museum of Art. The building houses a kitchen, cafe, classroom, office and support space on the first floor and exhibit space on the second floor. A second-story connector links the exhibit space to the adjacent museum. The primary efficiency measures included an improved building envelope (both walls and glazing) over the minimum ASHRAE 90.1; reduced lighting and added lighting controls; a highly efficient boiler system, and variable air volume air handling units. In water use reduction, two credit points were awarded as a result of reducing potable water usage by 39% below the standard established by the 1992 Energy Policy Act. Waterless urinals and sensor-operated, low-flow faucets and toilets provide an annual savings of 657,000 gallons of potable water. The project achieved basic LEED certification. The design achieved a 32.5% reduction in optimum energy performance compared with the baseline performance rating.


University of Florida McGuire Center for Lepidoptera Research – LEED v2.1 Certified

This 32,600-sf addition to Powell Hall includes lab, office and support space, a 2-story exhibition collection, and a butterfly conservatory. Serving the different types of spaces are variable-air-volume air handlers with variable frequency drives. The library and museum spaces are served by a system that keeps keep humidity low and prevents sudden swings in humidity levels, both of which are critical for preventing formation of mold and mildew. The open-air conservatory is not air conditioned. In the laboratories, fume hoods exhaust potentially hazardous chemicals. The hoods maintain a constant volume of exhaust when they are on and are equipped with a manual control switch.  If the hood is turned off after normal business hours, the DDC system will reset the ventilation quantity back down to its minimum position. The operator is able to change the system parameters and monitor system components from a central computer workstation.  The southwest chilled water plant was expanded to serve the additional load.  TLC provided mechanical and electrical systems design, structural CA, and commissioning services. The design achieved a 25% reduction in optimum energy performance compared with the baseline performance rating.


University of North Florida Social Sciences Building – LEED-NC 2.1 Certified

The new Social Sciences building is the first building at the University of North Florida to be LEED certified (LEED-NC 2.2). TLC provided mechanical, plumbing, LEED consulting and CxA commissioning services for this three-story, 70,000-sf building, which has theater-style and traditional classrooms, teaching labs, offices and an auditorium, all with state-of-the-art technology. The project budget was $10 million. It was determined that premium hard and soft costs for the green building items required for LEED certification were just below 1% with a payback of 2.3 years. It also uses 31% less water than a standard building and uses no potable water for irrigation, resulting in an annual savings of 800,000 gallons of potable water. The design achieved a 15% reduction in optimum energy performance compared with the baseline performance rating.


Broward County/BCC South Regional Library - LEED-NC Silver

TLC commissioned the HVAC, lighting dimming control and domestic water systems on this $13.8 million, 75,000-sf library, designed by Marvin Scharf & Associates of Ft. Lauderdale, which achieved USGBC LEED Silver certification. Our commissioning services included review of DD and CD submittals, production of Design and Construction phase commissioning plans, shop drawing reviews, and reviewing pre-functional and functional testing results. The library features a multi-purpose room, a computer library, and several collections including the largest collection of children’s books in the county. The design achieved a 24.5% reduction in optimum energy performance compared with the baseline performance rating.


Parrish Medical Center's Port St. John Health Center and Nature Preserve- LEED-NC Silver

Through environmentally sensitive planning and design, Parrish Medical Center's Port St. John Health Center offers a healing environment in every sense of the word. Four acres have been set aside permanently as a nature preserve complete with nature trails that will be available for use by everyone. The project is the first phase in a long-range program that combines concern for the environment with a much-needed array of advanced healthcare services delivered with skill and compassion. The building has achieved USGBC LEED Silver certification. It is the first health care building in Florida to be certified in the U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED) green building rating program. TLC provided sustainable mechanical, electrical, plumbing, fire protection design and energy modeling services for the building. The design achieved a 10.5% reduction in optimum energy performance compared with the baseline performance rating.


City of Tallahassee Solid Waste Facility- LEED-NC Silver
Tallahassee, Florida


The City of Tallahassee's Solid Waste Facility is the first building in Tallahassee to receive LEED certification. TLC teamed with Rolando J. Gutierrez Architects of Tallahassee on the 9,000-sf building and provided mechanical, electrical, plumbing and fire protection, LEED design, consulting, administration and energy modeling services. The project consisted of the addition of a second story to the structure, which was not originally designed to support it, and the total renovation of the first floor. The renovated building houses administrative offices, conference and meeting rooms, training rooms, lockers, showers, building support areas including an area for rescue assistance, an elevator, and a staircase. The original roof structure consisted of structural concrete tees pitched to the north for water flow which had to be "lifted" six inches to obtain a level surface for the new 2nd floor. The new elevator and a single staircase were added to the building for vertical circulation and accessibility. Some of the sustainable design features were water-use reduction, optimal energy performance, fluorocarbon and halon elimination, systems controls for measurement and verification, storage/collection of recyclables, de-construction, resource reuse, use of regional materials with recycled content, minimum indoor air quality standards, elimination of tobacco smoke, low emitting materials, systems control, and enhanced use of daylighting. The design achieved a 21% reduction in optimum energy performance compared with the baseline performance rating.


Baker Pre-K Early Childhood Center - LEED-NC Certified

The Baker Center Early Childhood Center in Punta Gorda has become the first public school building in Florida to achieve U.S. Green Building Council LEED certification. The early childhood center and home of Charlotte County's Head Start and Early Head Start Program was destroyed by Hurricane Charley in 2004 and was housed in modular classrooms ever since. "It's exciting to know we have a beautiful, state-of-the-art facility that is not only safe for our children but environmentally friendly," said Baker Center Manager Debi Bell. TLC Ft. Myers teamed with Parker/Mudgett/Smith Architects and provided structural, mechanical, electrical, plumbing, fire protection, communications, and technology design services and LEED administration for the building, while TLC Deerfield Beach provided commissioning services. The design achieved a 17.5% reduction in optimum energy performance compared with the baseline performance rating.


Neil Armstrong Elementary School - LEED-NC Certified

Charlotte County's new Neil Armstrong replacement elementary school in Port Charlotte has become the first elementary school in Florida to achieve U.S. Green Building Council LEED certification. The certification comes on the heels of Charlotte County's Baker Center Early Childhood Center becoming the first LEED certified public school. Neil Armstrong and Baker were two of the six Charlotte County schools destroyed by Hurricane Charley in August 2004. TLC teamed with Reynolds, Smith and Hills architect and provided sustainable mechanical, electrical, structural, plumbing and fire protection design, LEED consulting, energy modeling and commissioning services. Owens-Ames-Kimball served as construction manager. The design achieved a 14% reduction in optimum energy performance compared with the baseline performance rating.


Peace River Elementary School - LEED-NC Silver

Peace River Elementary School in Charlotte Harbor has achieved U.S. Green Building Council LEED® Silver Certification. TLC teamed with Reynolds, Smith and Hills of Ft. Myers for the project. Some of the sustainable features are high-performance chillers and air handlers, low-flow faucets and toilets, motion-activated lights and indirect lighting. In addition, the ceiling and floor tiles, the carpeting, the filters on the air conditioning, ventilation and heating equipment, and the building's structural steel framing are all recycled or renewable materials. Hat’s off to the Ft. Myers office, which provided structural, mechanical, electrical, plumbing, fire protection design services, and the Deerfield Beach office, which commissioned the building. The design achieved a 14% reduction in optimum energy performance compared with the baseline performance rating.


Lehigh Valley Hospital Center for Advanced Health Care - LEED-CS Pilot Silver
Allentown, Pennsylvania

Hot on the heels of Peace River Elementary School achieving USGBC LEED Silver comes news that Lehigh Valley Hospital Center for Advanced Health Care in Allentown, PA, has achieved USGBC LEED for Core and Shell Pilot Silver certification! The project achieved 33 points – one shy of Gold! TLC served as LEED consultant and commissioning agent on the 4-story medical building. Hearty congratulations to Nashville’s Kim Shinn and Victoria Robertson for all of their hard work. This is TLC’s 14th LEED certified building, second LEED healthcare building, and first LEED certified building outside of Florida.


University of North Florida Parking Services Building- LEED-NC Silver
Jacksonville, Florida


UNF's LEED Silver Certification is truly remarkable given that the project is only 3,000 sf, that UNF didn’t decided to seek LEED certification until about half-way through the design, and that the University had no budget increase for certification. The building is Jacksonville’s 3rd design project to achieve certification and TLC’s 15th LEED certified building. TLC provided mechanical, electrical, plumbing, fire protection, and LEED consulting services for the building, which was constructed at a cost of $1.2 million.


Walker Brands Office Building - LEED-NC Gold
Tampa, Florida


The 8,000-sf office building is the City of Tampa's first LEED-certified building. Teamed with Beck, TLC provided MEP, C&T, LEED consulting and commissioning for the building, which was completed in April 2008. The design achieved a 30% water use reduction over baseline, features lighting controls and lots of daylighting, insulated glass,and a cool roof. Six independent A/C zones and temperature controls in each office provide maximum comfort and optimized energy performance. The HVAC system uses CFC-free refrigerants that minimize the emission of compounds which contribute to global warming. The design achieved a 21% reduction in optimum energy performance compared with the baseline performance rating.


Florida State University Life Sciences Teaching and Research Center - LEED-NC Certified
Tallahassee, Florida


Because FSU's Life Sciences Teaching and Research Center features numerous research labs, teaching labs, and vivarium/animal research labs, indoor air quality was a major design focus. Ventilation is critical to eliminating the build-up of potentially harmful fumes and particulates. The building’s mechanical system is designed to maintain a positive interior pressure to minimize the infiltration of unconditioned air. Dedicated high-velocity rooftop exhaust fans serve the lab spaces while variable exhaust terminal units maintain minimum exhaust flow for each lab. The amount of supply air entering the labs is monitored and controlled automatically. The supply air is modulated to track the exhaust air requirements so the labs are 100% exhausted to the outside. All of the lab spaces maintain a negative pressure in respect to the corridors and adjacent spaces in order to minimize the spread of odors and contaminated air. The fume hoods, snorkels and room exhaust are equipped with separate air valves. All of the lab animal areas are provided with 100% outside air systems. Dedicated high-velocity rooftop exhaust fans serve the animal lab spaces with constant exhaust flow for each space maintained at a constant level. All lab animal spaces are designed to maintain a minimum of 20 air changes per hour. In the lecture hall, the air distribution system is designed to monitor indoor carbon dioxide levels in order to reduce the need to condition outdoor air during periods of low occupancy.


Chancey Office Building - LEED-NC 2.2 Certified
Tampa, Florida


Construction of the four-story, 19,000-sf custon commercial office building was completed in 2008 at a cost of $4 million. In congratulating the design and construction team, project architect Lilian Menéndez Sherrard said, "When it comes to sustainability, every effort is of great worth not only for our clients but for our planet. Thanks for your patience, especially to those who endure my many phone calls requesting specific information. In the end it was an effort that we can all be proud of." The design achieved a 17.5% reduction in optimum energy performance compared with the baseline performance rating.


Lehigh Valley Hospital Kasych Pavilion- LEED-NC Certified
Allentown, Pennsylvania


The 7-story Kasych Family Pavilion has 182 private patient rooms; two intensive care units with a total of 44 beds; a 30-bed transitional open heart unit, an 18-bed regional burn center and three medical-surgical units. Classrooms and an education center are on the first floor. Serving the new center is a state-of-the-art communications and electronic records system. Energy savings were achieved through the use of exhaust ventilation heat recovery, a process in which the heat of the air exhausted from the building is captured and used to pre-heat the fresh air being drawn into the building. Other LEED strategies include dual-flush toilets and low-flow faucets to reduce water consumption; energy efficient lighting and mechanical systems; use of natural daylight; eco-friendly flooring, paint and sealants; and reflective roofing materials that make it easier to cool the building. Nearly 90% of the construction and demolition debris was diverted from going to the landfill. “Going green is the right thing to do for our environment and our community,” said Brian Hardner, the hospital’s vice president of facilities and construction. FreemanWhite Inc. was architect of record, developed the master plan, planned and designed interior functions and provided interior design services. Venturi Scott Brown was design architect for the exterior and major interior public spaces. Construction manager was Whiting-Turner. TLC provided MEP and technology engineering, LEED administration and energy modeling services and assisted with the commissioning. The pavilion was part of the Green Guide for Health Care Construction pilot program, which TLC was instrumental in developing.


Stellar Group Sylvanside Office Building LEED-NC 2.2 Certified
Jacksonville, Florida


TLC provided LEED administration and consulting services for this new two-story, 25,000-SF office building. Our services include design charrettes during the conceptual and schematic phases and periodic LEED design review meetings during DDs, CDs and CA. Construction cost was $5 million. The design achieved a 14% reduction in optimum energy performance compared with the baseline performance rating.


Confidential Corporate Headquarters Tenant Infill - LEED-CI Silver
Orlando, Florida


A confidential client's renovated office space in SouthPark Center in Orlando achieved U.S. Green Building Council LEED® for Commercial Interiors (LEED-CI) Silver certification. TLC’s Jacksonville office provided mechanical, electrical, plumbing, fire protection design and commissioning services. ASD, Inc., of Jacksonville provided architectural, interior design, and LEED administration services. In planning the 37,500-sq.ft.renovation, executives of the hotel and resort firm decided to “green up” its corporate offices to improve productivity and lower building operation costs. The project involved incorporating low-flow faucets and flush meters, lamps that brighten in low sunlight, and motion detector lighting in all of the offices, and placing recycling bins throughout. This is the second USGBC LEED-CI project in Florida; both achieved Silver ratings and both were TLC projects. The first was TLC’s new office space in the DuPont Center on the Southbank in Jacksonville. A leader in sustainable engineering and LEED consulting, TLC Engineering for Architecture has a portfolio of 18 LEED-certified projects and nearly 100 LEED-registered projects.


Confidential Tire Manufacturing Plant - LEED-EB 2.0 Silver
Morrison, Tennessee


TLC provided LEED consulting services for this 19-year-old, 2-million-sf building, which is the first tire plant in the world to achieve LEED certification. Thanks to comprehensive measures and an environmentally conscious corporate culture, the plant has reduced water consumption by more than 8 million gallons a year and significantly reduced energy consumption. Energy-efficient lighting, high-tech fans and resource-conserving fixtures in rest rooms are part of the environmental conservation efforts. In addition, clean energy hydrogen fuel cells power the automated-guided vehicles used throughout the plant. The design achieved 5 LEED for Existing Building points in EA Credit 1/Optimize Energy Performance for an Energy Star Rating of 79.



Six-Mile Cypress Slough Preserve Interpretive Center - LEED-NC Silver
Ft. Myers, Florida


The new interactive teaching center includes a boardwalk through the cypress swamp allowing visitors to view birds, alligators, wildlife, plants, flowers, ponds, trees, insects, and turtles in their natural habitat. Jim Keohane and the Ft. Myers gang teamed with Parker Mudgett Smith Architects for the 7,000 sf building, which was completed in 2008. Our services included MEP, LEED design and energy modeling.



Starbucks Manufacturing Facility No. 5 - LEED-NC Gold
Sandy Run, South Carolina

TLC Jacksonville provided LEED adminstration and fundamental and enhanced commissioning services to enable the new manufacturing plant to meet LEED-NC 2.2 Energy and Atmosphere Point 1 and Credit 3. Our services included leading, reviewing and overseeing the commissioning process; reviewing the owner-developed documents; developing and incorporating the commissioning requirements into construction documents; and developing and implementing the commissioning plan. Commissioned systemsinclude HVAC and refrigeration and associated controls, lighting and daylighting controls, domestic hot water systems. Construction cost for the 150,000-sf building was $20 million.



Boca Colonnade - LEED-CS Pilot Gold
Boca Raton, Florida


TLC Deerfield provided mechanical and electrical design and energy modeling for this new four-story, class A office building and 400-car parking garage. Construction was completed in 2007 at a cost of $8 million.



Sandpearl Resort LEED-NC 2.2 Silver
Clearwater, Florida


The Sandpearl Resort -- first new resort hotel on Clearwater Beach in 25 years -- more than lives up to its name. The four-diamond hotel features 258 rooms, a world-class spa, fine dining, state-of-the-art meeting rooms and ballroom, and more than 11,000-sf of retail space. It is also the first hotel/resort in Florida to achieve U.S. Green Building Council’s Leadership in Energy and Environmental (LEED®) certification. The project achieved LEED Silver. The mechanical and electrical design incorporates energy-efficient systems and equipment. Flexible air-conditioning and ventilation systems serve the different types of spaces including the lobby, kitchen and dining areas, retail areas and living spaces. The building management system employs a distributed network and direct digital controls system. Energy-efficient lighting is customized to suit the varied spaces and is managed by a computerized lighting control system.



KPMG Tenant Fit up LEED-CI Silver
Nashville, Tennessee


TLC Jacksonville provided mechanical, electrical, plumbing and fire protection systems design for this tenant infill project. The 17,884-sf space, completed in 2008, achieved LEED-CI Silver certification. The project was within budget and achieved a full LEED rating higher than the design team was shooting for.



University of Florida Southwest Expansion James W. "Bill" Heavener Football Complex LEED Platinum
Gainesville, Florida

The University of Florida Southwest Expansion James W. "Bill" Heavner Football Complex is the first athletic facility in the nation to attain USGBC LEED Platinum and the first LEED Platinum building in Florida. The three-story, 66,650-sf air conditioned expansion includes an Athletic Center with offices, training areas, meeting rooms, a Gator shop and rest rooms. TLC provided energy modeling services to help drive the decisions that would affect the building’s overall energy consumption. The result is a building that performs 23.8% better than ASHRAE 90.1-1999 requirements based on LEED energy modeling requirements and earned five LEED points based on this performance. We also provided commissioning services. As the commissioning agent, TLC confirmed that the fundamental building systems were designed and constructed according to the owner’s vision and that the facilities staff knows how to operate and maintain the systems.



East Elementary School LEED for Schools Silver
Punta Gorda, Florida

 

East Elementary School in Punta Gorda has achieved LEED for Schools Silver Certification. The Charlotte County school is the FIRST public school in Florida and one of only five projects in the U.S. to achieve LEED for Schools. The Ft. Myers office teamed with Reynolds Smith and Hills for the MEP design and the Deerfield office did the commissioning. TLC has provided services for four LEED certified schools in Charlotte County: Baker, Neil Armstrong, Peace River, and now East Elementary.



Edison State College Childcare Center LEED Gold
Naples, Florida

 

The Edison State College Childcare Center has become the college’s first LEED certified project, earning 40 points for GOLD! TLC Ft. Myers teamed with SchenkelShultz Ft. Myers and provided structural, MEP/FP and fundamental commissioning services. The building is on the Lely Campus in Naples and adjacent to the UF Pediatric Dentistry Clinic, a TLC project that is seeking Silver.

Nashville, Tennessee

In addition to mechanical, electrical, plumbing and fire protection design services, TLC is providing LEED design, energy modeling and commissioning for this multifamily residential and retail building. The LEED registered building is expected to be completed in 2009 at an estimated construction cost of $20 million.


321 North Fashion Mall
Plantation, Florida

Renovation and addition of this seven-story mall and office building includes the shutdown of utilities; master planning of MEP/FP systems; the selective demolition of buildings and systems for the future construction of new buildings and renovation of existing buildings; and the selective demolition of interior spaces. The project is registered for LEED for Neighborhood Development.


1200 Laurel
Nashville, Tennessee

TLC is providing sustainable mechanical, electrical, plumbing and fire protection design services for this 26-story mixed-use residential building, which features lower-level retail and two levels of below grade parking. Estimated construction cost for the LEED-registered building is $70 million.


Alexan Coral Ridge
Oakland Park, Florida

TLC provided mechanical, electrical, plumbing, fire protection and LEED consulting services for this multilevel, mixed-use restaurant, retail, multifamily residential facility with 543-car structured parking. This 321,000-SF facility is slated for completion in 2008 with an estimated construction cost of $32 million. The project is registered for LEED NC 2.2 certification.


Biscayne Landing
North Miami , Florida

Nestled between Aventura, Bal Harbour and the beach, the master-planned community of Biscayne Landing offers a variety of residential options, recreational activities and a Town Center with shops, restaurants, offices and a hotel. What’s more, the 2,000-acre former brownfield site has been restored and transformed into an energy-efficient, eco-sensitive community. TLC Engineering for Architecture is providing sustainable design, U.S. Green Building Council LEED® administration, and energy modeling services for an estimated 5 million square feet of mixed-use residential, office and retail buildings, a 260-room hotel, and a common parking garage in the Town Center. Construction on the phased project is well under way with completion expected in 2010.

Phase 1 includes Block A South, a 30-story, 341,755-sf building with a 260-bed hotel on the first 12 stories and condominiums and apartments on the upper 18 stories. Block A South also includes retail shell space and garage parking. Block C West includes two retail buildings, two residential mid-rise buildings, a residential townhouse, a residential mid-rise with retail, and garage parking. Phase II is Block C East, a residential tower and residential townhouse building. Phase III includes Block A North, a residential tower with retail, a residential mid-rise with retail, a lake-side restaurant and garage parking. Block B West includes a residential midrise with retail and garage parking. Phase IV is Block B East, a residential tower with retail, residential mid-rise with retail, residential townhouse, and lake-side retail and restaurant. Located partially underground, the common 5,320-space garage serves as a “podium” beneath the residential, office, and retail buildings. In keeping with the wishes of the developer and the City of North Miami, the mechanical, electrical, and plumbing designs incorporate energy-efficient and water-efficient systems and equipment that are flexible enough to serve the various types of spaces. TLC is providing mechanical, electrical, plumbing, and fire protection design services as well as LEED administration and energy modeling for the buildings, which have an estimated construction cost of $730 million.

The buildings are registered with the USGBC for certification in the Leadership in Energy and Environmental Design (LEED) green building rating program. Block A South Retail, Block CB Mid-Rise, and Office Building are registered for LEED Core and Shell, while the Hotel and Condo Tower and the Mid-Rise Condos are registered for LEED-New Construction. The developer also plans to register the Town Center for LEED Multiple Buildings and On-Campus Building Projects.


City of Franklin Police Headquarters
Franklin, Tennessee

TLC provided sustainable design consulting services for this 80,000 SF project, which is registered for Silver LEED certification.


Deltona Library Addition
Deltona, Florida

TLC provided structural, mechanical, electrical, and commissioning services for this addition, which will serve library functions as well as county social services and environmental learning center. The $3.2 million, 25,000-SF addition is registered for LEED NC2.2.


Delozier Building
Tallahassee, Florida

The project includes renovation of space distributed between a 2,300-sf one-story masonry structure and a 2,500-sf two-story masonry structure. The combined buildings will be split into three tenant spaces: a 2,300-sf office, a 1,250-sf office and a 1,250-sf residential condo. TLC is provided sustainable mechanical, electrical, plumbing, and fire protection design, energy modeling and commissioning services.


Embry-Riddle Aeronautical University Headquarters Office Building
Daytona Beach, Florida

Design services include voice/data, audio/visual and security system design for new HQ office building including office space, conference rooms, executive conference room, and auditorium (optional). Construction cost for the 100,000 sf building is an estimated $14 million.


Florida State University Sustainable Energy Science and Energy Corporation Zero Emissions Building
Tallahassee, Florida

This off-the-grid, hydrogen-solar powered office building and two-bedroom flat on Florida State University Campus will feature hydrogen-powered appliances, all-recyclable construction materials, high efficiency water and electrical systems. Construction materials will be all recyclable. The building is registered for LEED-NC 2.2 and is seeking Platinum. TLC is providing MEP, LEED design, administration, energy modeling and commissioning services for this $200,000, 800-sf building.


Griffin Plaza
Nashville, Tennessee

This $35 million project includes eight stories of residential condominiums, five stories of residential parking, and 27,000 sf of street-level retail shell space. TLC provided sustainable mechanical, electrical, plumbing, and fire protection design and energy modeling services.


Harpeth Valley Elementary School
Nashville, Tennessee

TLC provided mechanical, electrical, plumbing, fire protection, LEED consulting, energy modeling and fundamental commissioning for this LEED registered addition/renovation project including the sustainable design charrette, green design technical assistance and water efficiency analysis.


McKenzie-Willamette Medical Center
Eugene, Oregon

In keeping with Eugene's intense effort to incorporate green into its built environment, this new 148-bed hospital, currently in design, has been registered for LEED Silver certification. Located on a 42-acre campus on the city's north side, the state-of-the-art acute care hospital will have a Level III trauma center, emergency room, cardiac catheterization suites, women's and children's center, a diagnostic center and a rehabilitation center, all served by a new central plant. TLC is providing mechanical and electrical design services and LEED consulting for the 423,000-SF facility, which is expected to be completed in 2009 at an estimated construction cost of $100 million.


Miami-Dade Children's Courthouse
Miami Beach, Florida

Scheduled for completion in 2009, the new 11-story courthouse will have 24-28 courtrooms, judges' chambers, administrative spaces, secure sally port, adult and juvenile holding cells. The design, which reflects the family court concept, includes spaces for service agencies along with traditional family and juvenile courts. Construction is estimated to cost $70 million. TLC's services include power, lighting, audiovisual, voice-data, video and security system design. The courthouse is registered for basic LEED-NC2.1 certification.


MTV Tenant Improvements
Miami Beach, Florida

Office improvements on 5th and 6th floors include redesigned lighting systems, daylighting and motion controls for open areas, and individual controls for all offices. The owner is seeking Gold LEED certification for this building, which is one of the first projects to be registered for LEED for commercial interiors (LEED-CI).


Naples Botanical Garden
Naples, Florida

Part of an amenities improvement package, this $6.9 million project includes a 6,735-SF conditioned visitors center, 4,000 SF of outdoor area, 9,960 SF of conditioned space at the cafe and 4000 SF of outdoor cafe seating. TLC is providing mechanical, electrical, plumbing and fire protection design services, as well as energy modeling for Energy and Atmosphere (EA) Credit 1 and the photometrics for the Sustainable Sites (SS) credit 8.1.


Orange County Medical Examiner's Office, District Nine
Orlando, Florida

TLC is providing HVAC, elecrical, communications and technology, LEED consulting and energy modeling services for the new $10 million, one-story medical examiner's office to serve Orange and Osceola counties. The building includes office space, administration space and a morgue.


University of Miami Miller Medical School and Replacement Hospital
Miami, Florida

Slated for completion in 2010, this new 10-story 144-bed teaching hospital and medical school will have 120 acute care beds, 24 critical care beds, 240 exam rooms, diagnostic and treatment facilities, and a large imaging component. Design includes shell space for future clinical programs and renovation of Sylvester Cancer Center buildings. The project includes 650,000 SF replacement hospital, 50,000 SF shell space and 40,000 SF of renovation. The building is registered for basic LEED certification and a pilot project in the American Society for Healthcare Engineering (ASHE) Green Guidelines for Healthcare program. Among its sustainable components is a green roof.


University of Mississippi Law Center
Oxford, Mississippi

TLC provided sustainable consulting and LEED certification administration for the Ol' Miss graduate law school, which includes classrooms, offices, library and mock court rooms. This will be Ole Miss's first LEED building. The $42 million, 200,000-sf building is registered for LEED NC 2.2 certification.


University of North Florida Student Union
Jacksonville, Florida

This new four-story, two-building student union features a bookstore, a food court, restaurants, meeting rooms, banquet rooms and student assembly areas. Scheduled for 2009 completion at a construction cost of $50 million, the 150,000-SF building is registered for basic LEED-NC 2.2 certification. TLC provided mechanical, electrical, plumbing, fire protection, communications and technology design and sustainable design consulting services.


University of Tennessee Howard H. Baker Jr. Center for Public Policy
Knoxville, Tennessee

Scheduled to open in 2007, this 40,000-SF building will have classrooms, a museum, library and a special collections center.  TLC provided mechanical and electrical design services and sustainable consulting services, which is registered for basic LEED certification.

This new 1-story, 32,000-sf, design/build Class A office building for the General Services Administration's Citizenship and Immigration Services is registered for LEED Silver certification NC-2.2. TLC is providing MEP, LEED consulting and energy modeling services for the $20 million building, which is expected to be completed in 2008.


U.S. Federal Courthouse
Ft. Pierce, Florida

TLC worked closely with the design team to ensure careful routing and coordination of the mechanical systems with the building's structural and architectural features. Separate air handling systems serve each of the two top floors. The HVAC design features controls to maintain positive interior space pressurization to provide protection from outside contaminants and other exterior threats.  Serving the  building's central high bay atrium is an automatic smoke removal system that incorporates roof-mounted exhaust fans. TLC provided mechanical, electrical, structural, communications and technology design services for this 120,000-SF courthouse, which is registered for Silver LEED certification.


West Kendall Baptist Hospital
West Kendall, Florida

The new West Kendall Baptist Hospital will provide needed services to the growing community on the southeast edge of the Everglades. The four-story hospital will have 80 licensed acute-care inpatient beds and 54 outpatient/observation beds. Three 900-ton, high-efficiency centrifugal chillers will provide chilled water for the hospital and adjacent medical arts building, along with six-cell, low-noise acoustic cooling towers on the roof of the central plant. Two 300-BHP fire-tube boilers provide steam for sterilization and hot water needs. Two 2,000-kW generators will provide backup power while a third 2,000-kW generator will serve as a standby for future expansion. The bi-fuel generators are designed to use a mix of 50% natural gas and 50% diesel fuel. The entire hospital and medical arts building are designed to withstand impacts and winds of up to 180 mph (a Category 5 hurricane) and equipped to be self-sustaining for up to seven days in a power outage. Fiber optics and copper structured cabling systems serve a wide range of healthcare technology systems. Security system design included coordination and selection of surveillance video equipment, access control, infant abduction prevention and duress alarm system. TLC provided sustainable MEP design, energy modeling and LEED administrative services. The building is USGBC LEED registered.

Schrader-Manatee Ranch Office Building
Bradenton, Florida

TLC provided mechanical, electrical, plumbing, fire protection and structural services for this two-story developer office building with identical floor plans. Construction of this 30,000-sf building was completed in 2005 at a cost of $3.6 million. The building is Certified by the Florida Green Building Coalition.


Grassy Preserve Nature Center
West Palm Beach, Florida

TLC services for this county-funded nature center include mechanical, electrical, plumbing and fire protection design as well as energy modeling for LEED Energy and Atmosphere, water efficient plumbing design for WE credits and photometrics for Sustainable Site credit. The center is expected to be completed in 2008 at a construction cost of $500,000.


LPT Colonnade Phase I
Boca Raton , Florida

This new 100,000 SF, 4-story Class A office building has tilt wall construction and 400-car parking garage. TLC provided mechanical, electrical, plumbing, fire protection, and structural design services as well as sustainable design consulting and energy modeling services for this project.


Mainstreet Sustainable Master Plan
Coconut Creek, Florida

TLC is providing sustainable consulting for the master plan of an environmentally friendly 400-acre development in Broward County. Planning includes recommendations for water conservation, minimizing light pollution, recycling programs, public transportation, site planning and building density.


Seacrest Upper School
Naples, Florida

An upper school component to complement Seacrest Country Day School, the project will include three major buildings, athletic fields and parking to serve 450 students. Although it was designed through CD's to qualify for LEED certification, the project has been put it on hold due to funding issues. The owner is expected to reregister for LEED when the project resumes.


Tennessee Concrete Association Headquarters Building
Nashville, Tennessee

Three-story office building is comprised of two levels of offices over a parking garage. This 8,000-SF project is designed to showcase the use of cast-in-place concrete in green design and construction. The owner is expected to seek Platinum LEED certification.


Tennessee Executive Residence Conservatory Hall
Nashville, Tennessee

Meeting and convocation space adjacent to Tennessee Governor's Mansion. With an estimated construction cost of $4.5 million, this 10,000-SF project includes a sculpture garden and is located substantially underground. The owner expected to seek Platinum LEED certification.

Wolf River Nature Center
Germantown, Tennessee

Municipal nature center located along a tributary creek to the Mississippi.  The center is seeking Silver LEED certification, and will include features of the green construction, such as brown field redemption, composting toilets, greywater treatment and lake-source geothermal heat pumps as part of the educational exhibits of the center.  Single-story, 8000 SF
